Skye Condos III Progress 9/26 - 9/30

Owners and Friends,

With no advertising and just by referral, we continue to pre-sell Skye III very well! Based on the success of Skye I and the tremendous progress at Skye II in Capitol Hill, Skye Condos III in Washington Park is a shinning success even before we have opened the doors to the general public. Our formula for success; great design, location and affordability is a home run. The metro Denver Condo market is very good and gaining strength and Skye Condos are right on top.

Since 1996, the increase in prices for condos in metro Denver has exceeded that of single-family homes: 101.1 percent versus 92.4 percent, according to an analysis of condo- and home-sale data by The Denver Post. Additionally, condo-price growth has surpassed house-price growth in five of the past nine years.

Other developers who may be more concerned with higher profits are taking a less expensive approach and are just not adding the great design our owners at Skye Condos love. In recent decades, urban condo design has largely tended to be more sedate and less imaginative than commercial office buildings and cultural institutions. Developers of residential buildings have often gone with designs that were more economical to build, especially as urban residents continued to migrate to the suburbs.

While some cities such as San Francisco and New York have been innovative with urban loft spaces, much of the urban landscape has continued to be dominated by more traditional, often boxlike, brick apartment and condo dwellings.

"There was no heart or soul to it," says Ronnette Riley, chairwoman of the committee on design of the American Institute of Architects. "But in the last few years, there has been a shift with residents taking as much pride in the outside of buildings as in the inside."

Also, the improvement in materials and technology has provided more opportunity for architects to design structures that even a few years ago might not have been possible, Riley says.

The demand for high-rise condominiums has increased as land becomes scarce and property values rise, and developers are looking for ways to make their buildings stand out in the urban residential market.

  1. Master Electrician installed more unit panels per units Get
  2. Completed water proof drywall for bathrooms
  3. Feed wire for track lighting
  4. Ordered AC units
  5. Cut all windows kitchens – this is a big deal. We re-engineered the interiors to open the floor plan more than originally planned. Excellent news!
  6. Met with structural artist to develop foyer in front and back entrances
  7. Ordered new mailboxes
  8. Boiler room restored
  9. Electrical started for balconies – more fantastic news. Everyone on the 2nd and 3rd floor will have a balcony. Again, better than originally planned!
  10. Prepared final copy of condo maps for city’s approval

More Progress at Skye III - Big News About Walls and Balconies










Great News - Our designer has completed all the standard and upgrade seletions for our owners to choose their hardwoods, tile, carpet, granite countertops, closte doors, etc... The choices are fantastic. We just completed the selection process for all the owners at Skye II in Capitol Hill. The process for every owner was a huge success!!!

The photo above is from Skye I. We will be able to remove half the wall between the kitchen and main living area for the condos in Skye III - THIS IS HUGE!!!

Followed up with architect confirming engineering Documents

Great news – we may be able to have additional balconies/guard rails on South side THIS IS HUGE!!!

We can also reduce dividing walls in most units to create more open space between kitchens and main living space – AGAIN, THS IS HUGE!!!
