Five to Go and They're Excellent












Everyone,

There are only five condos to go and they are excellent. Just think of how much these would cost in LoDo...hardwood floors, granite slab counter tops, stainless steel appliances (and back splash), high-end tile in bathrooms, workout room, roof top deck, free wireless internet, sauna and walk to Wash Park...all for $132K.

I literally had a very savvy young urban professional lady ask me "what's the catch" on the phone from Miami yesterday when she was reading about Skye III and getting ready to move to Denver.

I said..."no catch. Just great design in an excellent location and our business model is very cost effective."

This is what I hear time after time after time after time, etc....



No kidding. When people stop by to see Skye Condos III during their search for a great condo, I hear this same story over and over. It must be really frustrating out there.

Here's a real conversation...

I spoke with a really nice person named Lindsey who was standing outside Skye III at 188 South Logan Sunday evening with her Realtor hoping they could get in long after the open house had closed. They had been searching all day.... actually all week. She was obviously a very savvy professional young person who knew what she likes, but hated everything she has seen so far; old, un-cool and worn-out stuff with white appliances. I asked how many condos she looked at so far and very despairingly she said "forty five!"

Who's got time for all that???

She went on to say "There is nothing out there near Wash Park like Skye Condos for these prices!"


Here's what's inside...

One bedroom, 640 squre feet with an open loft-like floor plan, hardwood floors, granite: bar, countertops including under mount sinks, top-end tile in the bathroom, modern kitchen cabinets by Canac, all stainless steel appliances to include; refrigerator, stove, microwave, dishwasher and even free wireless internet!


I was happy to hear we are on target with what our buyers want and can afford: great design, live within their means and Skye Condos are an excellent investment.

Most Skye buyers are young professionalswho are tired of blowing money on rent, want to own and now have the ability to buy and build equity. Most buyers put little or NOTHING down. Our builder-provided financing is exremely good.

If you’ve seen any of my previous messages about Skye Condos III at 188 S Logan (scroll down and/or search on the word "Skye" in Craig's List under Denver Real Estate), then you already know what makes Skye III different from most of the other stuff out there... it's our Modern Design, Great Location and Affordable prices.

Here's the good stuff right where it counts...where the rubber meets the road. We don't cut corners, in fact we probably put too much in, but why not... our owners love it!

Cool facts:

1.The custom door knob plate covers for each individual condo are fabricated and imported from Germany.

2.The 3 cm thick granite slab kitchen countertops are harvested and imported from Brazil. We spent over $50,000 dollars importing, cutting the slabs, and customizing the edging to include under mount sinks.

3.The bathroom and kitchen cabinets are custom cut and imported from Canada – over $52,000 spend on custom cabinetry.

4.The kitchen lighting is from Aziano Lighting and we spent over $4,000 on kitchen lighting alone - no Home Depot here.

5.The front entryway is original custom concrete art done by Charlie Wooldridge who is an internationally renowned artist who resides in Denver.
Origonal Artwork - cool! What does that do to the resale value!

6.All the steel work is custom fabricated in an offsite climate controlled environment and built to precise specifications. We spent about $100,000 on these exteriors elements alone. Many other developers just don’t. The signature "Skye Sail" will be craned on to the front exterior next Tuesday. Stop by and watch!

7.We spent $70,000 on Traco windows that were all custom cut per the exterior elements of balconies; Romeo & Juliet’s, guardrails and have a lifetime guaranty. We actualy cut the brick and stone away to make larger window openings for more light.

8.Each door will have a custom made number plate designed and fabricated here in Denver.

9.The sauna is made out of pure cedar.

10. Our electrical contractors were “pushed” to think creatively on how to make the living spaces and common areas at Skye III unique, modern, and “loft like” – i.e. exposed conduit, gas lamp look, etc…

11.Landscaping is professionally designed and installed by Autumn Leaf Design.

12.The majority of the flooring is 100% real, solid oak or bamboo.

Wow, are any other properties near Washington Park priced from $131K-$161K doing this???
